2.) The proposed dwelling does not relate well to the character of the area and will result in a cramped form of over-development that is out of kilter with the area's established pattern of development which mainly comprises semi-detached properties with regular sized front and rear gardens. The proposal is therefore considered to be contrary to Saved policies HD18 (General Design Requirements), H4 (Primarily Residential Areas) and H5 (New Residential Development) of the Liverpool Unitary Development Plan 2002, which seek to ensure that new development relates well to the locality.

The proposed dwelling by virtue of its proximity would have an overbearing impact upon the occupiers of No.7 Almond Court and result in unacceptable level of overshadowing of its rear habitable room windows and rear garden area contrary to Saved Policies HD18 (General Design Requirements), H4 (Primarily Residential Areas) and H5 (New Residential Development) of the Liverpool Unitary Development Plan 2002, which seek to ensure that new development is acceptable in its impacts upon the amenity of adjacent residents.
