The proposed development would appear cramped and out of kilter with the established pattern of development and the overall scale and character of the proposed dwelling would not respect that of surrounding residential area and the wider street scene. As such, the development is considered contrary to saved Policies H4, H5 and HD18 of the Liverpool Unitary Development Plan (adopted Nov 2002) and applicable Supplementary Planning Guidance Note 10.
