Reasons 2

The proposed two storey side extension, by virtue of its height, design and position, is located approximately 5.2 metres beyond the rear wall of the neighbouring property, No.38 Chalfont Road, and would seriously harm the amenities of the residents of that property by reason of creating a poor outlook and resulting in the loss of light and overshadowing. The proposal is therefore contrary to Policy H8 of the adopted Liverpool UDP.


Reasons 1

The proposed two storey side extension, by virtue of the lack of set back at first floor level and corresponding dropped ridge line on the roof, would not appear subordinate in scale to the original dwelling and would unbalance this pair of semi detached dwellings. The proposal would therefore fail to respect the character of the street scene and is contrary to policy H8 of the adopted Liverpool UDP.
