The proposed works to the basement which inlcude an increase in the size of the existing lightwell and the introduction of an additional lightwell with steps and railings, would signficantly alter the appearance of the front facade of the dwelling to the detriment of the character and appearance of Wavertree Village Conservation Area and as such would be contray to Policy HD10 (Alterations to Non-Listed Buildings in Conservation Areas), and Paragraphs 132 and 134 of the NPPF


Reasons 1

The proposed single storey extension to side and rear would, by virtue of its proximity to the main entrance, part-obstruct the detailing around the main entrance door and require the blocking up of a ground floor window which would be detrimental to the architectural integrity of the designated heritage asset and harmful to the character and appearance of the Wavertree Village Conservation Area, contrary to Policy HD10 (Alterations to Non-Listed Buildings in Conservation Areas), and Paragraphs 132 and 134 of the NPPF
