Due to the proposed opening hours and entrance location at the end of an alleyway there would be a significant increase in noise and general disturbance within the external areas, including street and alleyway, in close proximity to residential properties. This would be detrimental to residential amenity and is contrary to saved Unitary Development Plan policy H4: Primarily Residential Areas (2002).
