2. The proposed self contained unit would have no private amenity space. One of its principle elevations (the front door and kitchen and bedroom window) would directly face onto the rear of 2 Sefton Road where there are three windows with a separation distance of only 5.7m. To allow the proposal would cause significant harm to the residential amenity of the residents of the proposed unit and also the residents at 2 Sefton Road due to the substandard interface distance and lack of private amenity space. To allow the proposal would be contrary to contrary to Policy HD18 'General Design Requirements', H4 'New Residential Development' and H5 'New Residential Development' of the Liverpool Unitary Development Plan and paragraph 53 of the National Planning Policy Framework.


Reasons 1

1. The proposed development would be unrelated to the existing property and would constitute to an over development of the existing site and would be out of character with the surrounding built form in terms of design and siting causing unacceptable harm to the character and appearance of the locality contrary to Policy HD18 'General Design Requirements' and H5 'New Residential Development' of the Liverpool Unitary Development Plan and paragraph 53 of the National Planning Policy Framework.
