Reasons 1

The proposed dwelling by reason of its height, projection and proximity to the adjacent boundaries would constitute an overdominant and overbearing structure to the detriment of the amenity and outlook of the occupiers of the adjacent property contrary to Policy H5, H4 and HD18 of the Liverpool Unitary Development Plan.


Reasons 2

The installation of a balcony at second floor level within the rear elevation of the proposed rear elevation would, by reason of its oreintation towards the rear gardens of adjacent residential properties, introduce a level of overlooking and loss of privacy that would be unduly detrimental to the amenities of the adjacent properties. The proposal would therefore be detrimental to policy H4 and of the adopted Liverpool Unitary Development Plan.


Reasons 2

The proposed single storey rear element indentified on the plans as a swimming pool/gym by reason of its overall depth and siting adjacent to the shared boundary with Carlton Hey, would lead to a dominant and overbearing effect and as such would have an adverse impact on the residential amenity of the occupiers of the neighbouring property. This is contrary to saved Policy H4 (Primarily Resident Amenity) and HD18 (General Design Requirements) contained in the adopted Unitary Development Plan (2001)
