The proposed cladding of an inappropriate design within the curtilage of this property would not preserve or enhance the character and appearance of Woolton Village Conservation Area and is therefore contrary to the provisions of the Listed Building and Conservation Areas Act 1990, National Planning Policy Framework, and to saved Policies HD10 (Alterations to Non-Listed Buildings in Conservation Areas) and HD18 (General Design Requirements) of the Liverpool Unitary Development Plan.

1. The proposed cladding, by virtue of its inappropriate design, would have a detrimental impact on the special significance of this Grade II listed building. The proposal would therefore be contrary to saved Policies HD4 and HD5 of the Liverpool UDP and paragraph 132 of the NPPF.
