The proposed development does not make adequate provision for on-site waste and recycling storage facilities and the absence of a designated waste area would result in refuse being stored outside site curtilage. Such an arrangement would be a nuisance to public amenity and potentially cause an obstruction to the public highway, contrary to Policy HD18 and EP9 of the UDP.

The proposed white render treatment to be used on the external elevations of the proposed rear extension by reason of its smooth finish and colour would not be sympathetic to the existing fabric of the building, adversely affecting its character and appearance, contrary to policy HD10 of the UDP.

In the absence of an arboricultural survey, it cannot be determined if the trees at the rear of the site are worthy of retention, if their removal/replacement is justified and if the proposed retaining wall will adversely affect their health. The potential loss of trees from the site would adversely affect visual amenity and the character and appearance of the Conservation Area, contrary to Policy HD22 and HD11 of the UDP.
