The proposed fume extraction system, by reason of its height and proximity to the dormer window of the first floor residential accommodation, would form an obtrusive and overdominant feature which would have an overbearing impact to the detriment of residential amenity and would cause loss of amenity through noise and potential smells, contrary to saved Policies H4 (Primarily Residential Areas), HD18 (General Design Requirements) and S14 (Use of Shops and Other Premises for Class A3 (Food and Drink) Uses of the Liverpool Unitary Development Plan.
