The development if allowed would set an undesirable precedent in the Wavertree Village Conservation Area which would make it difficult to refuse similar applications to the further detriment of the character and appearance of the Wavertree Village Conservation Area contrary to saved Policy HD11 of the adopted Liverpool Unitary Development Plan 2002.

The proposed outbuilding would result in an incongruous and obtrusive feature adversely affecting the character of the residential area to the detriment of visual amenity contrary to saved Policies HD18 (General Design Requirements) and H4 (Primarily Residential Areas) of the Liverpool Unitary Development Plan.
