As such the proposal is considered contrary to saved City of Liverpool Unitary Development Plan Policy S6 - Development in or on the edge of District Centres and Policy S8 - Local Centres.

The proposed shop unit would be sited such that its 6.2m wide rear wall would be constructed in close proximity to the habitable room windows of No.93 Dovedale Road and would result in an overbearing impact and unacceptable loss of light contrary to saved City of Liverpool Unitary Development Plan Policy H4 - Primarily Residential Areas and HD18 - General Design Requirements.

The proposed single storey flat roofed shop unit and bin store would be constructed beyond the established building line on Dovedale Road, at the junction with Rose Lane and would therefore appear as prominent and incongruous additions which relate poorly the host property and the Dovedale Road street frontage and would therefore have an unacceptable impact upon the street scene, contrary to saved City of Liverpool Unitary Development Plan Policy HD18 - General Design Requirements.
